SEALCOATING
Seal Coating can save real dollars on any driveway, road or parking lot. Unsealed pavement will require repairs usually starting in the second year and may require more extensive repairs down the road such as an overlay every 6-8 years. The savings can be substantial, up to 65%, if normal maintenance is done to the pavement. Not all sealants are of the same quality. Those sold in hardware stores are not the same quality used by the professionals. A good seal coat should last about 4 years.

Some of the reasons to use seal coating include, 1) beautification, a new dark black coat has a clean positive image, 2) it slows the oxidation and penetration of water, therefore it prevents the weakening of the sub base 3) resists ultraviolet rays, these rays can change the carbon bonds found in asphalt, 4) resist gas and oil spills which can soften the asphalt and finally, 5) the cost-effectiveness shows that in the long run it is less expensive to maintain a good pavement than to replace it.
